Inspection Tips for Sellers

This is the time when buyers typically conduct inspections on the property. Below are some 

helpful tips to ensure everything goes as smoothly as possible.


What does a home inspector do?

Inspectors will evaluate your home from top to bottom, including the roof, walls, foundation, plumbing, electrical, HVAC systems, and appliances like garbage disposals, smoke detectors, and carbon monoxide detectors. They’ll also look for any signs of water damage.


Here’s what you can do to prepare:

1. Provide access to all areas (attics, basements, under sinks, etc.) 

2. Clear the perimeter outside (move trash cans, trim plants or trees)

3. Clean the roof and gutters if needed

4. Keep the home clean and clutter-free

5. Replace any burnt-out light bulbs

6. Make sure toilets flush properly

7. Install a fresh furnace return filter

8. Turn on all pilot lights (especially for fireplaces)

9. Clearly label the fuse box

10. Test and repair any sticky doors or broken locks

11. Fix any loose cabinets or drawers

12. Check for leaks or water damage and address them

13. Handle any bug or pest issues (nests, ants, etc.)


On inspection day:

1. Keep all utilities on

2. Leave the home early (inspectors may arrive before the scheduled time)

3. Remove or crate pets

4. Unlock any gates or areas that need access
