You have worked extra hard getting your home ready and IT SHOWS. The following are some suggestions to help with showings.
When leaving in the morning:
Make the beds
Lock up all valuables and medications- Secure valuables (tech devices such as laptops, tablets, phones), bills (some have account numbers), spare keys to the house and prescription drugs. If you have weapons, secure them
Grab a laundry basket – throw all the clutter into it and put the basket in a closet (or the car)
Empty all garbage cans without a lid and take out
Put up all used towels, if LWR has staged with white towels, please leave those out
Put up all toiletries (those that are in the shower as well)
Close all toilet seats
Wipe down all countertops and sinks with damp cloth
Make sure shades are opened
Make sure lights that are “hard to find” are turned on, like undermount lighting in kitchen, stair lighting, and over cabinet lighting
Leave ceiling fans on to keep air circulating
We don’t think that it is necessary to leave lights or the AC on HIGH all day (77 is a good temp) when you leave for work. Agents will certainly turn on lights that are readily available.
You are home, and you have ten minutes:
Do all of the above
Turn on all lights
You are home, and you have an hour:
Do everything on the above list
Vacuum carpets
Sweep all hard-surfaced floors/spot-mop
Clean glass/mirrored surfaces.
Give toilets and tubs a scrub
Clear all countertops and wipe down
Put dishes in the sink
Wipe down kitchen cabinets
Laundry in laundry room
Sweep front (and back by pool if present)
Valuables:
Remove all valuables from view and store in safe, locked place: prescription medications, small electronics such as laptops, iPads, smartphones, and other electronic devices that are easy to tuck in a pocket. Don't hide anything in your top dresser drawer. Lock up computers with Passcode. Anything with account numbers (bills, checks, bank statements, passports, and ID cards. Anything that's small, expensive, and portable.
Most Important: Give us a call if you need anything!
